On behalf of the landlord, the Co-operative Insurance Society, Wright & Partners have acted in respect of the asset management of this prominent south London trading estate since 2002.
Originally identified as a potential regeneration development site, due to its close proximity to central London, the estate comprises 11 units totalling approximately 115,000 sq ft on a site of 6.5 acres.
Wright & Partners have negotiated rent reviews, lease renewals, or re-lettings in respect of each one of the units and in some cases we have negotiated the release of tenant’s break options to improve the security of the income.
In addition, we have negotiated the acquisition of adjacent land to enhance the long term redevelopment options of the site as well as to improve the short term letting prospects of the existing warehouse units. In this connection, Unit A, which comprises some 37,000 sq ft fronting the Old Kent Road, is currently the subject of a new letting to a major Builders’ Merchant.
